Note on Rates: Like most apartment rentals, our standard pricing reflects the base rate only and does not include fees or taxes. A bundled fee covers heat, hot/cold water, gas, electricity, and Wi-Fi, and also includes bedding, towels, and a monthly cleaning with linen service for added comfort. Air conditioning is available as a supplemental charge from June through October. To receive a comprehensive cost estimate for your stay, please reach out with your proposed arrival and departure dates and the number of occupants, and we’ll provide a full pricing breakdown.
POLICIES
1. Turn-Key Fully Furnished & Equipped Apartments
Our apartments are fully furnished and include utilities (wi-fi, electricity, gas, heat, water), linens, towels, air conditioning, and kitchenware. To maintain consistency and quality, guests may not move, rearrange, or add furniture, artwork, or items.
2. How to Secure Your Booking
a. Airbnb (30-night minimum)
• For stays under 90 days, please book through Airbnb. It offers secure payment processing, verified profiles, and streamlined identity checks.
• International guests must book through Airbnb.
b. Direct Booking (90-night minimum)
• Minimum stay 90 nights; 180 nights during high-demand periods.
• Requires guest form, supporting financial documentation, security deposit, and wire transfer payment (no credit cards).
3. Reservation Timing
With the exception of last-minute requests, we are unable to accommodate non-consecutive or widely spaced dates that create gaps between reservations. If an apartment is vacant, proposed stays must commence within one to two days of inquiry. Requests for arrivals beyond this timeframe cannot be accommodated, as we are unable to hold an apartment vacant in advance to secure a future stay. Our calendar is updated regularly (though not in real time). If a suitable window opens, please reach out and we’ll confirm availability. Arrivals and departures are scheduled exclusively Monday through Friday. Weekend check-ins and check-outs are not available.
4. Booking & Inquiry Policies
•Apartment Tours: Not available. Given the constraints of our small team, we aren’t able to accommodate requests to visit our property prior to booking, even when a unit is unoccupied. This policy is also in place to protect the privacy and comfort of our existing guests and to maintain the security of our operations. To get a sense of our place we encourage guests to review our listing description and photos. Guests can also check out other guests’ reviews and we are fine answering any additional questions.
• Walk-In Appointments: Not available. All inquiries must be handled via email.
•Telephone Calls: Not offered. Email ensures accurate, documented responses.
5. Occupancy
Posted pricing is based on single occupancy to support solo travelers. Additional guests incur a supplemental fee so we can maintain lower base rates while allowing flexibility for visitors.
6. Airbnb Bookings
• Review our Airbnb listings for details. Please explore our Airbnb listings to confirm amenities, house rules, and policies.
• All fees and lodging taxes are included in the Airbnb total.
• Air conditioning (June–October, TBD) billed separately via Airbnb. Removal and reinstallation fees may apply.
• Guest reviews are part of our vetting process; approval is not automatic.
