Cancellations :
  • Any and all cancellations will result in a minimum $150.00 processing fee.
  • The full amount of your stay is charged and no refunds will be issued for cancellations made 30 days or less of the scheduled arrival date. No changes permitted within 30 days of the arrival date.
  • Multiple room reservations and Reservations for 7 nights or longer are non amendable/non refundable.  No changes are permitted and if canceled are assessed 100% of the stay amount.

  • If you cancel a non refundable reservation the charge for your reservation will be made on the date that we receive your notification.  If you have already paid in full for your stay, nothing further is required.
  • Guests cannot change a reservation to be for fewer nights than the minimum night stay requirement.  1871 House maintains a four-night minimum for the majority of the year. If you reserved a 2 or 3 night stay - assume the number of nights you booked is the minimum number of nights permitted.
  • All cancellation notifications must be made in writing by sending an email to  As soon as we receive a notification from you, we will email you a cancellation confirmation.  We strongly suggest that you check with us that your notice was received.   If you are notifying us by phone, you must follow up with a written email notification.
  • Guaranteed no-show fee: If you do not arrive to the hotel, arrive late or check out early, you will be liable for full charges.  If, after 24 hours from the expected arrival time and date, no communications have been exchanged between the innkeeper and guest (via email or phone) and the guest has not checked in, the reserved room will be forfeited with no refund.  Guaranteed no-show fees are fully taxable.
  • Cancellations or changes made after check-in are non-refundable - in other words - if you cancel your reservation, you’re responsible to pay the total price/you are assessed 100% of the full  stay amount.  
  • If you need to make an amendment or postpone your reservation, please cancel and re-book for the new dates or room type.
  • This cancellation policy is applicable to changes in the number of guests in a travel group.  For example, if one or more persons in the travel group cancels their trip for any reason (thereby reducing the total number of persons that will occupy the suite or room). If it is uncertain how many guests are to be accommodated, we recommend booking for the fewest number and then adding just prior to the arrival date.  
  • We understand that unforeseen events or circumstances may cause you to cancel or change your reservation (for example: health and family matters, conditions or issues related to weather or natural disasters, code alerts, or personal anxieties regarding current world affairs).  It is for this reason we recommend that all guests consider getting travel insurance.  
  • General Disclaimer – refund;  payment for a room will be refunded only under the following conditions: substantial unusability such as floods, fires and major infestation.  Refunds not available for occurrences common to any major metropolitan townhouse/building structure, such as: external noise, small leaks, faint smells, sighting of a mouse or insect, faucet drips, regional or city-wide blackouts, water main breaks, phone, cable or internet outages, etc. which are out of our control.  If such outages occur, we will do our best to have service restored but please know that outage repairs are not in our control and often take time to restore.
  • Government Actions: 1871 House shall not be held responsible for relocating guests for any and all actions taken by federal, state or city agencies or authorities (e.g. Right of Eminent Domain, condemnation, zoning, building or fire department enforcement rulings or changes). Any prepaid monies paid by guests will be refunded in full.
  • In-operability: 1871 House shall not be held responsible for relocating guests due to inability to operate for any and all hazards and damages (e.g. Fire, flood, smoke or other damages caused by natural disasters)
  • TRIP INSURANCE: In light of your unconditional obligation to pay cancellation fees associated with canceling a confirmed reservation including the payment for your full stay as pointed out above, we strongly recommend that you consider purchasing Trip Cancellation Insurance. Over the many years that we have been in business, a fair number of guests have had their flights cancelled due to bad weather (especially in the cold weather months) as well as encounter  unforeseen illness in the family. Travel insurance plans provide you with insurance coverage for your travel investment if unforeseen weather conditions cause a delay or cancellation of your trip. If the weather forces you to cancel your trip for a covered reason, travel insurance will reimburse your non-refundable expenses, up to the amount of coverage you purchase. If bad weather delays your trip for a covered reason, travel insurance will reimburse you for reasonable, additional accommodations and traveling expenses until travel is possible.
